Welcome to the VIP Guide to the first-phase release of Cresswind at PGA Village Verano . As we prepare to make available the first phase of homesites in this new gated, age-restricted neighborhood within PGA Village Verano, we encourage you to TAKE THE TIME TO CAREFULLY READ THROUGH THIS GUIDE . If you are interested in being a part of the VIP release and building a new home here, the information shared in this guide will allow you to make the most of your time and opportunity. HOW TO USE THIS GUIDE This guide is intended to help you do three things in preparation for our planned VIP Preview event on Saturday, April 21: 1. Identify the floorplan(s) you are most interested in 2. Choose the corresponding home elevation(s) you prefer for that floorplan 3. Preview the homesite(s) being released We have also included information about the Club Talavera amenity center, which all Cresswind residents can access and enjoy; the Cresswind neighborhood Oasis Club; PGA Village Verano’s new Pickleball Center; the neighborhood HOA; home features; and golf at PGA Village. Before getting there, however, we first need to determine if Cresswind at PGA Village Verano is the right new home address for you. SECTION 1: THE FLOORPLANS The guide is broken into three sections. The first, which follows this letter, is an overview of our eight floorplans. Each floorplan “presentation” includes three pages, arranged as follows: • PAGE 1: the home “elevations” available for the plan. NOTE: Availability depends on the homesite, as the community’s architectural guidelines are designed to protect against monotony — your New Home Consultant will explain this in the follow-up call, along with estimated elevation costs. • PAGES 2 & 3: the base “floorplans,” i.e., the standard configuration, as well as structural “options” available for that specific floorplan. Please ask your New Homes Consultant about additional options. SECTION 2: THE SITE PLAN With your preferred floorplan(s) and elevation(s) selected, the next step is to determine which homesite(s) you are interested in building on. Looking at the Site Plan, you will find the initial collection of homesites we are planning to release. Certain homesites, given their appeal and location within the community, carry a premium cost. Your New Home Consultant will explain this in the follow-up call and provide estimated premium costs for the homesites you are interested in. SECTION 3: THE VIP PREVIEW, Saturday, April 21 from 11 a.m. to 4 p.m. The last part of this guide includes important information about home features; community amenities, services and conveniences; estimated monthly HOA fees; and driving directions to PGA Village Verano . Of course, your New Home Consultant will be calling you in advance of the event to go through this guide and answer any questions you may have.
